Single family homes saw average sale prices climb nearly 20% year over year to just under $5 million, even as closed sales declined from May, suggesting buyers remain selective at the luxury end of the market. The condo market was more active, with closed sales increasing nearly 17% month over month while active inventory continued to tighten. Overall, homes in both segments spent about 40 days on the market, reflecting steady buyer demand and a market that continues to reward well-priced, well-presented properties.
